Urban communities in Bangkok integrate within its central or inner urban area. Most of them are densely built up and difficult to expand, lacking of areas to support public activities especially sport areas. These areas should meet the minimum standard the government provides for the public in general. Although urban communities are densely built up, they still accommodate a lot of vacant spaces. According to the literature review, the guidelines for selecting public spaces for sport areas include land use regulations, morphological properties, location while the guidelines for selecting the sport activity types are community types, population and land use activities. This is to analyze the potentials and set back of the sport area development. The study shows that there is not enough sport areas to accommodate the case study area although most of its abundant vacant spaces are rather suitable to develop as sport areas by managing their times of use. The synthesis and analysis shows that the Central Place theory can be applied by proposing the renewal plans for the area at present and in the future and proposes a development process that could be applied to other similar cases.
