แนวทางการฟื้นฟูพื้นที่ศูนย์กลางเก่า : กรณีศึกษาย่านวงเวียนใหญ่ / สุภา รุจิรกุล = Renewal guidelines for the old central district : a case study of Wongwien Yai District / Supa Rujirakul
The objectives of this thesis is to study the development of the Wongwien Yai District area. The area once held the roles of a center of transport and commerce of the Thonburi section. However, conditions have since deteriorated and therefore this study aims to examine the cause and effects of such transformation and suggest possible guidelines for renewal. The study revealed that the major cause for transformation was the relocation of development foundations to the urban fringe and suburbs. The Wongwien Yai District had been an ancient commercial sector in the inner city which at present suffers from poor conditions due to lack of development, structural congestion, inefficient use of land, unsystematic and disconnected transport system as well as the lack of proper regulations regarding land use, which results in a number of problems such as traffic problems and environmental problems. These problems play a significant role in development, thus the physical and environmental renewal of such area should be considered. The suggested renewal guideline proposes that the roles of Wongwien Yai as the center of transport and commerce be enhanced and linked with the new southern center of transport. The factors considered are the potentials of the location and its future tendencies, consistent with the State’s policies for such area. Special consideration has been given to the three mass rapid transit projects for the area, viz., the Bangkok Mass Transit System Public Company Limited’s skytrain, the Mass Rapid Transit Authority’s underground train and the highspeed railway of the State Railway Authority of Thailand. The principles of city rehabilitation will be applied. The form development shall be made suitable for each area. It has been suggested that the utility of each area be increased in accordance with the suggested role. In operating under this plan, it is necessary to consider the mechanics of the law, organizations, capital and private cooperation in the pursuance of the set target. The rehabilitation will provide relief for the current environmental problems, which should consequently be beneficial to the economic and social conditions of the population.
