The purpose of this research is to analyse the factors which affect the expansion of housing projects in Pak Kret, Nonthaburi province and to analyse the relation among the essential factor. The research also examines the residential behavior. The study areas were devided into 5 zones, 350 samples randomly selected from some houses in the housing projects. In this research, it was found that some essential factors influencing the expansion of housing project in Pak Kret Nonthaburi province, the following: 1. Good natural surrounding in Pak Kret 2. Facilities development in Pak Kret 3. A convenient trip to Bangkok and nearby 4. Satisfaction in quality and pricing of house by home’s buyer 5. The confidence of future facility development From the study if residential behaviors, it was found that most of the residents are between 28 – 45 year old and well educated. Their average income is middle to hight. They owned cars drove to work about 10 – 30 kms. and spend at least 30-90 minutes every morning There were some problems about housing development in Pak Kret. Ther were the increase of population, traffic jam, slums, the problems of vacant land, unefficiency of community management and unsufficiency in transportation service. The economic crisis generated the housing vacancy rate. Many developers, although they will get less profits, tried to sale the housing in every way to decrease the interest burden. The vacant house should gradually be reduced in the future. When the economy is better. Pakkret housing development certainly would grow again due to the remaining advantageous factor. To develop the housing project in Pak Kret to be more livable , the mentioned problems should be seriously solved . Thus, the quility of life and the housing expansion in Pak Kret could be in coexistence.
