The propose of special project is to plan for starting an elderly living residence business and to determine whether this business is feasible in terms of marketing, operations and financial plans. According to the business environmental analysis, the competitor analysis and the primary and secondary consumer behavior analysis, an elderly living residence business is interesting because of the constant growing of the elderly population and encouraging by social factors, such as smaller family, low fertility rate, increase of single adults, urban society context, which decrease the ability of family to care seniors and contrast to the ongoing Thai complete-aged society development. Therefore, these opportunities lead to construct a business plan for the elderly living residence, named “TermCheeva”, a cozy and relax residence for the elderly to rest the body and soul by using the concept of Intergenerational Care, caring the elderly and children together, to bring the youthfulness of childhood to fulfill their lives to be lively. Developing the business’s marketing planning, operational planning, and financial planning focuses on consumer’s needs and happiness which are the most important. As a result in term of financial plan, the 15-years project, which is required 410 million THB as initial investment, has the estimated internal rate of return (IRR) of 9.640%, greater than the weighted average cost of capital (WACC), the net present value (NPV) of 8,330,661.54 THB and the payback period of 7.97 years under the given assumption. In the conclusion, this business plan is worth to invest and has the opportunity to succeed.
