The objective of this independence study is to develop business plan for short-term vacation rental management in Bangkok. The business plan is conducted to capture the rising popularity of Thailand tourism among international tourists and the fast-growing vacation rental website. The concept of short-term vacation rental management is similar to operate hotels. The difference is that this business model is an asset-light model which requires low capital intensive but provides same return. Data collection contains primary data. The primary data are obtained from surveys and some interview of 118 international tourists to Thailand. Other data are obtained from Ministry of Tourism and Sports, National Statistical Office of Thailand, other government agencies websites, newspapers and journals. The analyses of relevant factors are based on primary and secondary data to study the feasibility of this business plan. From the study, room size, excellent review, and timely response play a significant role to success of the business. International tourists who book the room through short-term vacation rental website tend to seek for accommodations that value for money, cleanliness (daily cleaning), and facilities/amenities. Va(n)cation provides a hotel-like services and facilities in accordance with customers need. The initial investment cost is 1,072,545 Baht which includes decoration and renovation, system installation, and advance rental expenses. The financial projection covers five years of operation which is in-line with rental contract. The study concludes feasibility with 3 years payback period, positive NPV, and 38.0% IRR vs 8.8% WACC. This business plan will be benefit for entrepreneurs who would like manage a short-term rental property and rent out on vacation rental website.
