This project was created with the purpose of studying the feasibility of serviced apartment business in Sriracha Chonburi. The study analysed data according to the perspective of marketing, management, and financial. The data was gather using primary and secondary research with local business in the sector, and personal interview with Japanese (Primary customer) and expat, and also Thais (Secondary customer) working in Chonburi province who wish to reside in Sriracha district. According to the study it is possible that the serviced apartment could meet the need of primary customer. By locating near both Sukhumvit road and Bangkok-chonburi motorway making traverse an ease, also with the total site of 1.5 acres making space for greenery atmosphere.
Lastly, the increasing foreign investment in industrial sector which brings in Japanese and expat makes serviced apartment business promising. The study of management perspectives are met with the availability of land, abiding the construction law, and creating a business organization. Financially the estimated investment cost would be 82.5 million baht with the owner contributing 70 percentage of the initial investment and 30 percentage from loan. With 20 years span, Net Present Value of the project is at 23,113,007.07 baht and internal rate of return equal 13.03% which is higher than weighted average cost of capital (WACC). The payback period is 8 year 5 month 2 day. In summary the business have a promising investment prospect.
