SUMMARY
งานวิจัยนี้มีวัตถุประสงค์เพื่อศึกษารูปแบบของผลิตภัณฑ์สินเชื่อบ้านแบบย้อนกลับที่เหมาะสมในการวางแผนทางการเงินสำหรับผู้สูงอายุในประเทศไทย โดยทำการศึกษาปัจจัยที่มีผลกระทบต่อการออกแบบผลิตภัณฑ์เพื่อเป็นแนวทางในการพัฒนาผลิตภัณฑ์สินเชื่อบ้านแบบย้อนกลับในประเทศไทย ซึ่งงานวิจัยในครั้งนี้ ผู้วิจัยได้สร้างตัวแบบจำลองขึ้นทั้งหมด 3 รูปแบบ ได้แก่ Term Reverse Mortgage, Split-Term Reverse Mortgage และ Tenure Reverse Mortgage โดยใช้โปรแกรม Microsoft Excel
This objectives of the research were to examine the appropriate format of reverse mortgage for financial planning in Thai older population, and to analyze factors which have the effect on product design so as to be the guideline for developing reverse mortgage in Thailand. The financial models in this research consisted of 3 models that are term reverse mortgage, split-term reverse mortgage, and tenure reverse mortgage. Researcher used Microsoft Excel software to analyze the factors which affect to borrower’s monthly drawdown.
These factors are land price, house depreciation, loan interest rate, mortality rate, and move out rate. Moreover, researcher constructed scenario tests to analyze adequacy of premium in fund that was used for risk management of reverse mortgage. The results of the study showed that tenure reverse mortgage is the best model for borrower’s perspective. In addition, they indicated that older age cohorts will receive higher monthly drawdown than younger age cohorts and male will also receive higher than female. However, tenure reverse mortgage was a model that provides lowest borrower’s monthly drawdown as comparing with the rest models.
Hence, fund constructing for risk management is able to help improving the lender’s confidence to give higher loan to borrower. Moreover, it was found that lower interest rate, higher appreciation in house price, including higher mortality rate and move out rate are more sensitive to higher loan-to-value ratio. In this point, the borrower will receive higher monthly drawdown as well. According to reverse mortgage is the new product in Thailand, government sector should be involved in product development in order to make it happen in Thailand.
To start with pilot project is able to improve population’s understanding including to study the problems and solutions so as to construct operation of reverse mortgage system. Moreover, financial regulation adjustment, soft loans providing and standard expenses setting will help the lenders run the business more effective. The findings in this research will provide useful guideline of future reverse mortgage development in Thailand.
