This special project offers the feasibility study of the opportunity to develop compact life-style mall at Soi ON-NUCH 26 on Sukhumvit 77 Rd., Bangkok. This project based on the project owner has the unutilized land which located in the dense population living area and also comply with the construction laws which able to develop the small community mall which supported by the popularity of community mall, the changing of consumer behavior. This project will be situated on 437.5 SQ WAH which the rental area will be around 2,768 SQM. The feasibility study has been conducted in various fields in order to confirm the possibility of this investment project. The study finding is shown below.
The marketing study perspective shows that this project located in the good area which has the density of the population and residential areas. In term of the transportation and accessibility, the project area is possible to connect with 3 major road ways which are Sukhumvit Rd., Srinakarin Rd., and Pattanakarn Rd. Marketing Mix Strategy combine the factors to choose community mall from the qualitative survey result from 122 respondents and differentiation strategy. From the technical and management study, the result shown that this project has the readiness of required human resource and risk management preparation for the critical risk factors.
The feasibility shows that the project value is 148,625,000 THB which a major financial resource comes from 2 major sources (Company investment at 96,125,000 THB and Banking Loan at 52,500,000 THB). With the project period at 15 years, the payback period is 9 years and 6 months and the NPV is 20,389,654 THB which indicate that this project is possible for the investment.
