The purpose of this study is to determine the feasibility of the option to operating in shopping mall, office and residence in Bobae.The study is conducted in three major aspects, which are marketing, operating and finance. The study project is the 30 years rental land, supported by The Red Cross, develops the shopping mall and the residence. The project has be completely constructed since 2007. But until now the project has not operated because of the financial problem. So in 2011 the owner, who was the project constructor and did not collect the payment, consider to operate be the shopping mall and residence due to the restriction of the old building structure. The feasibility in marketing and operation indicates that the key to success in business project by understanding and experience from a real estate consultant team that supported and offered the choice to operate and gaining competitive advantage. The feasibility in finance indicates that the project needs 432.86 million Baht as an incremental investment. It provides positive net present value of 388.17 million Baht, given 12% discount rate, yields 22.34% interest rate of return with payback period of 2 years and 10 months. It can be concluded that the investment in the option to operating in shopping mall, office and residence in Bobae by myself is the most interested choice.
