The “Suvit Mansion” is an apartment for rent that has been established for more than 25 years. It’s situated in front of Soi Mhoo Ban SantiNakorn, BangNa-Trad Rd. Km.7. There are a lot of direct rivals that served the same Market target (Lower Market group) emerged every year in the same area and estimated to be over 15. This makes it hard for Suvit Mansion to compete with the new comers. However, none of the newly emerged competitors in the same vicinity are serving for the middle market segment which makes this a possible market opportunity for Suvit Mansion to elevate itself to capture the middle market target group such as corporate officers and students with their office/schools/university near Suvit Mansion’s location. The Project is located on a 160 square wah site. The plan is to renovate the building into 5 stories building with 100 rooms for rent in total and also an area for commercial rent of 240 square meters on the first floor. The project will be run as a sole proprietorship business. The Project requires an estimate total investment of 26.75 millions baht which will be divided into two sources of fund; Owners’ equity 63% and loans from financial institutions 47%. At the weighted average cost of capital of 10.27%, the project’s Net Present Value will be 8.881 millions baht with an internal rate of return at 14.43% and payback period of 6.87 years.
