Residential sector in Bangkok Metropolis and Suburbs are the high demanding area and tend to increase constantly due to various factors. Therefore, this study is to formulate 8 storey - 68 rooms apartment in Soi Ngamwongan 22 business plan. According to linkage to BTS sky train and increasing office workers and students in nearby area, Soi Ngamwongan 22 is an important Bangkok Metropolis area continuing to prosper. In addition to customers’ questionnaire analysis, it is found that the factors influencing decision making in renting an apartment are safety, location , and convenient transportation. The analysis result of this market survey is leading to new market positioning and marketing mix that better meet customers’ need in apartment industry From financial management view, this project is financed by two sources of fund. The first initial investment comes from the equity financing approximately 22.8 million Baht (80.3%) and the latter comes from the debt financing about 5.6 million Baht (19.7%). Consequently, the Weighted Average Cost of Capital (WACC) of this project is yield to 9.94%, which results in Project’s Net Present Value (NPV) at 7,432,621 Baht. Moreover, project’s 20-year Internal Return Rate (IRR) is 13.13% with the payback period of 7 years 6 months and 3 days. According to the positive NPV and the greater IRR than WACC, this project is feasible for investment.
