The objective of this study is conduct a feasibility study on the investment in a 10-room cultural resort in Amphawa Chaipattana-Nurak Project, which is a part of Chaipattana Foundation, located in Amphawa District, Samut Songkhram Province. The goal of this resort is not to make the highest profit but to promote cultural tourism, build the cooperation and income distribution among Amphawa community based on cultural heritage conservation. The feasibility study includes marketing, operations and finance perspectives. The result of study illustrates that tourism industry in Amphawa is still growing and the resort has competitive advantage on location and differentiates from the competitor by the distinctive original Amphawa styles in the resort’s architectures and applying Sustainable Development and Sufficiency Economy philosophy into the operation. Given the project duration is 10 years, total project investment is Baht 7,823,000, all of capital is from shareholders only and cost of capital is 15%, the project will have internal rate of return at 27%, net present value of Baht 4,610,345 and payback period is 4.02 years. Therefore this project is worth to be invested and feasible for marketing, operation and finance perspectives. Apart from that, total project investment will decrease to Baht 5,256,800 due to donated fixed assets. And given project duration and cost of capital are fixed, the internal rate of return will increase to 41%, net present value will increase to Baht 7,157,137, and payback period will be shorten to 3.06 years
