At present, there is an increase in the demand of condominium property in Bangkok. The investor has found an opportunity to develop a condominium project in Surawong areawhere is the central bussuness district; therefore, the objective of this Independent Study is to analyse the feasibility of the construction of 20-storey condominium, consisting of 223 units, in the following areas. In terms of marketing, the project is situated in a prime location with public transportations. The strategy is to set the price lower than the competitors. In terms of technique and management, the project is equipped with human resource, technology, preparation, and risk management. In terms of finance, the present value of the project is THB 866,560,366, consisting of THB 195,467,990 company investment and THB 446,235,310 bank loan.The discount payback period is 20 months. The net present value is THB 372,621,436 and the internal rate of return is 63.81% In conclusion, the studied project provides worthy return and is feasible for investment.Therefore, the most important risk factor that effect the project is the sale price.
