Long-stay tourism is one result of the world’s population becoming an increasingly aging society. Presently, long-stay foreigners in Thailand are mostly people who have retired from work and who have financial security and so the number is increasing every year. Thise research aims to study the social, economic, lifestyle and decision-making factors in purchasing a house for long-stay foreigners in Hua Hin. The study area is the Smart House Hua Hin project and the sample consists of 130 individuals over 55-60 years old that have lived in this project for more than one month. The results of the study show that most of the population are European aged 60-64 years old. They are married and have 1-2 children. Most are graduates at bachelor’s degree and the type of visa they have is a non-immigrant. Their average Income is 50,001-100,000 baht per month, with the main sources of their income cominge from a pension and retirement pay. Their expenses per month are less than 30,000 baht, with most being for personal usage. Most of the samples are healthy and they have spouses or relatives who take care of them when they are sick. They spend about 4-6 months living in this residence and travel with their families. The most influential decision-making factors in purchasing a house for long-stay foreigners is the Physical factor, followed by-Product, People, Location and Price. In this research, the researcher addressed the social, economic, lifestyle and decisionmaking factors in purchasing a house for long-stay foreigners in Hua Hin. However, it was also found that Thailand hasn’t seriously focused on these factors as it should have done. For this reason, agencies both in the public and private sector should be aware and pay attention to attracting tourists, especially long-stay foreigners who come to invest in both property and tourism.
