This report presents a feasibility study of investing rental apartment project in Bhuddhamonthol Sai 2 Soi 7. This project is located at Bhuddhamonthol Sai 2 Road, Bangkae Nua, Bangkae, Bangkok with area of 150 square wah where is easy to access from Bhuddhamonthol Sai 2 Road about 500 metre. The studying requires a field survey of 200 target customers near The mall Bangkae. The information shows that the targets which are office workers still need to rent the apartment due to closed to their office. As the result, these apartments have average occupancy rate 90%. After considering building construction guideline and law in the area, the project will be constructed and designed as 5-story building equipped with 60 rooms. The project will be operated as a registered company with total investment cost of Baht 21,193,500 that sources of funds derive from shareholders for Baht 10,193,500 and bank loan for Baht 11,000,000. According to financial analysis with 20 years of the project life excluding 1 year of construction period, Net Present Value (NPV) is Baht 18,666,713. Internal Rate of Return (IRR) at 10.32% with payback period of 11 years. Therefore all results of studying in marketing, operation and finance indicate that the project of investing in a rental apartment is feasible.
