The project is located at Soi Thasala 6, Tambon Thasala, Amphur Muang in Lopburi Province which location has a convenient transportation system and surrounded by department stores, hospitals, universities, as well as government houses. According to market research results found that the target customers of the project are employees who work at the offices in that area with a monthly income of 10,000 – 25,000 baht. In addition, this project will be operated in a form of registered company with total investment of 11.6 million baht from the owner’s equity. According to the financial analysis at the weighted average cost of capital (WACC) of 8.00%, the net present value (NPV) of the project is 1,307,166 baht with an internal rate of return (IRR) at 9.33%, which is higher than the cost of capital. The payback period is 10 years and 22 days and the discounted payback period is 17 years 7 months and 6 days. Therefore, all results of studying in marketing, operation and finance indicated that the project of investing in a rental apartment is feasible.
