แนวทางการจัดการสระว่ายน้ำ : กรณีศึกษา ลุมพินี คอนโดมิเนียม / ปัญจารีย์ ธาราโชติบูรณ์ = Guildeline for facility management at swimming pool : case study of Lumpini Condominium / Panjaree Tharachotiboon
To study the pool’s condition, use and maintenance to provide a future management plan. The pool in LPN Development Company has been chosen to be the case study. Among the 47 LPN condominium projects, there are 36 projects which have pools. Each project’s pool has its own form and size. The service life also varies with the building’s ages from 1 to 19 years. Moreover, it is found that there are very few users and they often violate the pool’s regulations. From the study, outsourcing specialists are responsible for cleaning the pools while the overall system is taken care of by the building maintenance section. The space around the pool is cleaned by the building’s maids. For the pool’s staff, there are pool officers, sports scientists, maids and security guards. No permanent staff is found in 11 projects. However, there are security guards who look after the pools from the hallway through surveillance cameras. The related expense ranges from 30 to 69 baht per square meter each month. This expense includes the payment for maintenance, wages and chemical substances. The expense varies with the buildings’ respective ages. The problems found can be divided into systematic, architectural and furniture problems which also increase according to the service life of the pool and the violation of regulations. Therefore, it can be concluded that the cause of the pools’ deterioration will lead to more maintenance problems and affect the repair budget surplus which affects the condominium central fund. If more money is collected for the fund, it may be problematic since there are very few pool users.
