The 7th issue of the ministerial regulation (B.E. 2517) set according to the Building Construction Control Act (B.E. 2479) and the Bangkok Metropolis Administration regulations regarding parking garages (B.E. 2544) stipulate the number of parking spaces in each type of building, especially extra large ones. This number is calculated according to the proportion of the area or the number of units to be used. It was observed that the use of parking spaces in extra large buildings varies with different time periods. During certain periods, there is more demand and much less during other periods, measured by the number of spaces available. This object of this research is to study the number of parking spaces in extra large buildings at present in relation to the relevant laws, as well as study the utilization of the parking spaces. Points to consider regarding the use were studied to collect data from a survey of the buildings in the case study and interviews with those concerned, namely, parking space users, parking space attendants, and parking space managers. The data was then analyzed, and conclusions were made regarding the stipulation of the number of parking spaces in extra large buildings and their utilization. It has been concluded that the number of parking spaces in the large buildings at present is sufficient. The problem, however, of lack of availability results from the users’ behavior as they need the parking spaces at different time periods, resulting in the parking area being more or less congested at different times. However, the parking areas in the present conditions can support a larger number of vehicles than that specified in the design submitted for the construction permit. This was a result of double parking in the allocated spaces and making the lane narrower than stipulated by law. Management has also modified parts of the parking areas for other kinds of benefits, resulting in a less efficient utilization of the parking areas.
