The purpose of this independent study is to develop a better understanding of the real estate industry and to comprehend feasibility of the single detached houses located on Ratchaphruk road, Bangkok. A feasibility of this project will be considered in many difference points of view in order to increase ability to make efficient decisions. There will be divided in to 3 parts. There are 1) physical and regulations aspect 2) Marketing aspect and 3) Financial aspect which are concluded as follow; Physical and Regulations: This Project is developed 180 units of two-story single house with utility area of 51 to 122 square wa located on Ratchaphruk road. In addition, project location, transportation and overall surroundings are appropriate to develop single houses project. Marketing: From marketing perspective, since the project has convenience location together with attractive architectural designs and modern decorations that represent social status of occupants which is different from its competitors. Therefore, this project can be considered as high market potentials. Finance: The construction period and sale period are expected to last around 2 years with 896,130,084 baht of capital. According to the study of finance part has shown that the project’s net present value (NPV) is equal to 384,182,253 baht, the internal rate of return (IRR) is 59.32% per year together with the 16 months of payback period. Consequently, this project is worth the investment.
