The Soi Pipat 2 Community is a community located in Bangkok district, Bangkok. This piece of land belongs to the office of State Property. It is a dilapidated slum. The Treasury Department is planning to develop this area as one of its financial resources by not renewing the tenants’ contract. Studying the tenants's living conditions, needs and attitudes is a must since they indicate a possibility and alternative to developing this piece of land. This study aimed to 1) study the tenants’ living conditions and their socio-economic background and 2) study the tenants’ attitudes towards this development. To resettle the tenants, related individuals who are experienced in this field and work in various agencies agree that there are four choices to choose from. The first one is that they do not want to live in limited space, but would like to get compensation for moving out. The second is that they would like the government to find a new place for them. The third is that they share the land with the office. The office puts aside part of the land for them to reside on and provides them with a long lease. The fourth is that they want to live there and are willing to pay a higher rent, but the government has to improve the buildings. Based on the four choices, another questionnaire is used to ask the tenants in Soi Pipat 2. It is found that 1) most tenants are average - income merchants and company employees. Their income is just enough to make ends meet. They do not have debts and are equipped with many facilities. 2) they know one another well since they have lived there over 40 years. They will brainstorm to solve a problem and they trust their community leaders. 3) most of them live in a 2- story detached house with a functional area of 40 - 60 square meters. Their houses are worth between 100,000 and 400.000 baht and 5) most of them do not want to move their houses and agree that their first choice is that the physical condition of the community should be improved. They do not mind paying a high rent. Their second choice is getting compensation for resettlement from the government and the third is sharing land. None choose to resettle in a new place. It is suggested that, as a short - term plan, the Treasury Department should take take the study results into account when mapping a plan of resettlement. As for a long - term plan, the Department should carry out a public hearing in order to adopt the most effective way or resettlement. เท so doing, it has to 1 ) come up with options, 2) analyze the advantages and the disadvantages of each option and its feasibility and 3) make a decision on the best alternative in line with the economic situation and the oudget.
