To study community area aspects and problem courses ; to study land readjustment concept and process ; and to propose land readjustment guidelines for developing the studied area and any effects to communities. The thesis is based on the results of surveys, interviews, and questionnaires to neighborhood. The two sampling population; 222 landlords and 256 residents are examples of people. The land readjustment is a way of land development in which governmental sector cooperates with private sector. Land plots are accumulated in order to replot them and develop community infrastructure system. It is a suitable development process for the studied areas because they are blind lands without any passages to high streets, and suburban area that needs a development. Mostly, the studied areas are agricultural with vacant lands consisting of large plots of land but their transport is inconvenient because there are small and narrow passages, as well as no roads for internal and external transportation. Thus, the aboveproblems cause necessary public service shortages and affect the way of life of people in areas. The study for proposing the land readjustment guidelines of the studied areas development focuses on forming conceptual plans which comprise of land use plan, transport network and infrastructure. A land use plan for commercial area and medium density residential area, transport system, and infrastructure proposal are set by the evaluation and opinions of neighborhood in order to serve urban development and population growth in the future. Consequently, the plan brings land utilization for business area and office buildings which will develop in the vacant and unutilized lands but highly potential for development, namely areas bordering on Taksin-Petchkasem roads can be linked with the commercial area of Bangkok Southern Transport Center. Therefore, not only economic value will be higher in the mentioned area, but occupation source will also increase in residential areas. And, in the southern residential area ofHighways of Project (Rama II-Bangkoh) which was agricultural area originally, there were sparse residences and extension of migration from Suanluang Community and Wat Sala Khrine. However, completely residential communities are developed by providing transport network linking internal transportation with external, and fundamental service system and parks in order to promote pleasant environment in the residential area. Furthermore, the development plan brings about systematical land plots, land value added, adequate and standard infrastructure, well life quality of population, as well as better community environment.
