To set indicators of physical environment quality in medium-sized housing projects. The research is a case study of middle-priced residential projects in the Bangkok metropolis area. The research methodology used is literature review of the laws, housing standards and related research on indicators for physical environment quality. The data is used to set indicators for physical environment quality in the project, considering only the environment outside of the buildings. The indicators were then evaluated by four groups of 18 specialists comprising five government officials, four housing project developers, five academics and four community administrators. The poll was conducted twice, using structured interviews and questionnaires. The findings show that the indicators can be categorized into four groups. The first group is the design and placement of the physical environment of the project which consists of four categories of 39 indicators. The second group is the physical environment element of the project, consisting of 9 categories of 130 indicators. The third group is the management and supervision of the communities in the project (additional indicators) consisting of 5 categories of 39 indicators. Finally, the fourth group comprises other observations. Which consist of 4 indicators. Thus, the indicators can be used in considering the four physical environment qualities namely 1) the overall suitability of the design and placement of the physical environment in the project, 2) the sufficiency and suitability of each of the physical environment elements in the project, 3) The efficiency of the management and supervision of the communities in the project, 4) The perception of the suitability of the overall physical environment in the project. In order to yield more complete and accurate data, the indicators used in this research should be developed further and continuously. Suggestions for the development of the indicators are as follow 1) Seek opinion from the residents of the housing project, 2) Test the indicators, 3). Consider the methods of measurement by using the indicators, 4) Use other methods for seeking opinions from specialists, and 5) Use the indicators on other housing projects.
