Muang Thong Thani, Chaengwattana located in Pak Kret District, Nontaburi Province was established in 1988. It covers an area of 4,500 rai. Its distinctive features are that it covers a big area, comprises many small projects and accommodates a lot people. Such a big project tents to affect the surrounding neighborhood which existed before. This study aims to study the changes in living conditions of residential communities near Muang Thong Thani, Chaengwattana. The data is collected from literature review, site survey, observations, interviews and a questionnaire asking certain groups of residents in the case study areas. They cover Muang Thong 3 Project 1, shophouses on Chaengwattana Road and Pong Pet Village. This cluster study focuses on those who have lived in that area before the establishment of Muang Thong Thani, Chaengwattana. There are 470 households altogether. It is found that the changes in their living conditions are both negative and positive. The negative effects are traffic, the scenery in the neighborhood and the living atmosphere. The positive ones involve economic conditions such as the price of land, opportunities for having permanent and supplementary jobs and a good image of their communities. These effects depend on the distances between the case study area and Muang Thong Thani, Chaengwattana. The negative effects are caused by the physical conditions of Muang Thong Thani, Chaengwattana and the activities within the project. To solve the negative effects, cooperation from the related parties is required. However, the traffic problems are the city’s problems now so it is the government’s duty to deal with them. As a result, other big projects will be able to cope with such problems in the future.
