To investigate economic as well as land utilization changes in Phra Nakhon Si Ayutthaya Province in the Bangkok Extended Metropotilan Region. Survey of secondary data, structured interview administered to agricultural households, and field survey are utilized to gain data and information at provincial and district levels for the analysis and determine land utilization development guidelines inside and outside the agricultural sector. Research results, indicates that the east side of Chao Phraya River is more urbanized than the west, resulting from better infrastrcture that promotes diversify of economic activities and non-agricultural land uses. At the provincial level, 3 main concerns are occuring (1) Change of land utilization from agricultural activities to non-agricultural activities ; there are combination of activities in land utilization, as well as decreasing of land utilization for agricultural function ; (2) Change of main household income from agricultural to non-agricultural since more members of the household choose to work in factories ; so income of household is higher ; (3) Increasing land utilization for non-agricultural activities due to locational advantage, transportation network, and land price. These changes have occurred in many parts of Phra Nakhon Si Ayutthaya Province especially on the east side of Chao Phraya River, e.g, Amphoe Bang Pa-in, Amphoe Phra Nakhon Si Ayutthaya, Amphoe Uthai, and Amphoe Wang Noi. It is recommended in this study that provincial development guideline should concentrate on land utilization in both agricultural and industrial sector. Land with high development potential, mostly in Amphoe Bang Pa-in, Amphoe Phra Nakhon Si Ayutthaya, and Amphoe Wang Noi should be designated as industrial zone ; while land suitable for agriculture, mostly Amphoe Sena, Amphoe Bang Sai and Amphoe Lat Bua Luang should be reserved for agriculture use only, to avoid encroachment of other non-agricultural activities.
