การประเมินที่อยู่อาศัยก่อสร้างระบบกึ่งสำเร็จรูป โครงสร้างเสา-คานเหล็ก ผนังคอนกรีตมวลเบา : กรณีศึกษา บ้านมณีแก้ว จังหวัดชลปุรี / โยธิน อึ่งกูล = An evaluation on housing semi pre-fabrication construction system, steel skeleton structure infilled with aerated concrete block : a case study of Baan Maneekaew, Chon Buri / Yothin Ungkoon
To compare a house built using a semi pre-fabrication construction system which use steel skeleton structure infilled with aerated concrete block verses a house built using a traditional system. Both houses were two-storey detached houses with a functional area of 135 square meter in Baan Maneekaew Project, Chonburi. Both were compared in terms of method, cost, duration, problems arising during construction and factors influencing the real estate owners choice of the semi pre-fabrication system. The methods used were recording, interviewing the entrepreneur, the contractor and the residents, the records of the construction costs and taking photographs of each construction phase. It was found that the two systems were different and skilled welders were difficult to locate. As a result, small pieces of pre-fabricated steel were left as waste and the welding that joined the aerated concrete with steel skeleton structure was not smooth. Besides, the provision of aerated concrete block was not sufficient to meet the requirement. To build a two-story detached house with steel skeleton structure infilled with aerated concrete block, the total construction cost was 588,117.45 baht. This amount did not included operational cost. The cost per square meter was 4,356.53 baht, not including VAT. The construction duration was 90 days (3 months). It can be concluded that the semi pre-fabrication construction system can reduce the construction time for the structure and walls by 33% (one month and a half faster than the traditional system) and also reducing the number of workers. Its initial cost was 14.92% higher than that of the traditional system. This system can satisfy a real estate project owner who wishes to shorten the construction period and skilled welders can perform high-quality work according to detailed description of the work. This will lead to standardized construction.
