The Prachaniwed Urban Renewal Project is undertaken by the National Housing Authority with the aim to increase the number of housing to the maximum including improving the environment of the potential area which gives high economic return. This can be done by relocating all of the 240 families from the old community to the provided area, demolishing old buildings and having the new project done in the abandoned area for above average income earners. The purposes of this study were to research the conditions and problems of the Prachaniwed community before relocation, steps in relocation and the background of the project. The detailed operational plan was also studied by comparing the details of the project as planned with the actual operation. The present physical, economic and social conditions of 2 target groups were investigated. The target groups were the relocated group and the one currently living in the Prachaniwed Housing Project 1. Questionnaires, field surveys, interviews and data collection from related agencies and the 2 target groups were used as research tools. 278 samples were randomly selected through census. The data was analyzed by using percentage, means, the highest point and the lowest one. It was found that the conditions of Prachaniwed 1 Project (original) are deteriorating due to old age and a lack of maintenance. The use of land is considered a lot in comparison with the buildings. It is considered that the use of land is not to the maximum since the concentration of the project is 16 families a rai. With regards to steps in relocation, the actual time for relocation is 7.5 months longer than the planned period. Problems also arise when the actual relocation takes place. Such problems include the co-operation of those who have to move out because some would like to move out while others would not. In order to solve these problems and to maintain the social structure, principles of law and government are employed. The new places provided by the National Housing Authority are better than the old ones in terms of residential units and the building models. As for detailed steps of moving out, the residents agree that drawing lots to choose the units is reasonable and the location, which is 6 kilometers away from the original site, is acceptable. In terms of economy, there is little change while there is a change in social environment since the residents have to move into a bigger community, from 240 units to 1,396 units. Regarding the background and details of the project, it was found that Bangkok has been growing dramatically. The prices of the land of the land of the existing project are high and the land has a potential to expand. The residential units can be increased as much as 3.5 times because one rai can accommodate up to 56 families. In this regard, the land is used to the maximum of development to suit the economic and social aspects. The project is a four-year plan but it actually takes 5 years and 3 months to complete the project since it is a big project and the moving out takes a long time. After the completion of the project, the target group moving in has relatively good economic and social background. Most are undergraduates and graduates with an income of more than 55,000 baht a month and what attracts them most is the location, followed by reliability since the project was launched by the government. The study suggests that an evaluation of the project should be made because it is considered a big government pilot project. In addition, guidelines for moving out residents in a similar project as this one should be studied so that the land can yield the maximum profit.
