To study consumer social and economic characteristics and conditions, planning, reasons behind and satisfaction after the purchase through auction of a medium priced condominium unit in the Bangkok metropolitan area. Results of this study show that the majority of bidders have carefully planned. They have prepared the necessary capital and only consider projects within their budget. They also have researched to learn additional information about a project's registration. They have examined the current physical conditions and facilities as well as made price comparisons between the units they will bid on and the current prices of other similar projects in order to calculate the best bid and make their final decision. The study also found that those who made their purchases with cash payments and those who took out mortgages had all planned well and their decision processes were not that different, except in deciding on their bid. Those who made a cash purchase appeared to give more importance to the determination of their bid as they had a definite amount they would spend in accordance with either their desire or actual capital. Since the bidders had planned well, they were satisfied with the bidding process as far as the unit's price, physical conditions and surrounding environment of the project. As much as 81.2% of the bidders did not plan to sell their condominium unit. Of the remaining 18.2%, who wanted to sell, 9.9% wanted to sell because they were dissatisfied with their bidding. This was because they had not planned or researched well before entering their bid. They did not take time, or rushed their decision. Each time, when entering a bid, bidders often have to make their decision quickly, and if they do not have data and information, they must rely on the auctioneer who wants them to enter a competing bid. The bidders therefore rush and do not think carefully. Thus, ultimately, they make a mistake and offer to high a bid when compared to what they can really afford, whether making a single cash payment or monthly installments. So, now they must try to sell the unit they have purchased. The results also showed that the condominium unit auctions, whatever their process, are helping to reduce the number of empty units now available on the market and much faster than other sales methods. Still, this is causing an increase in the second hand home market. Thus, in order for a bidder to enjoy the greatest benefits, they must first plan carefully and have prepared the necessary capital, or method of payment before hand.
