การเปรียบเทียบความพึงพอใจของผู้อยู่อาศัยในอาคารชุดที่ได้รับและไม่ได้รับการส่งเสริมการลงทุน : กรณีศึกษาโครงการไพรม์เรียลตี้รามคำแหงกับโครงการอิศรา คอนโด และโครงการซิตี้วิลล่ากับโครงการเทพลีลา คอนโดทาวน์ / วิรัตน์ จันทรธีรพจน์ = The satisfactory comarison of residents living in condominium between BOI and non BOI supported projects : case study of Prime Realty Ramkhamhaeng project with Isara Condo project and City Villa project with Theplisa Condotown project
The purpose of this research is to compare between BOI. supported and non BOI. supported condominium projects in the following domains : the physical feature of the projects, economy, society and living condition, include the satisfaction on the project factors of the residents which are the guidelines for developing the condominium project. The results of this research found that : 1. Physical feature of the project. 100-300 units group, in Prime Realty Ramkhamhaeng Project is BOI. supported project, there is a particular building design, the larger floor area of standard unit type which has got from the BOI. qualification, and fire protection system in Prime Realty Ramkhamhaeng Project consists of fire alarm system and fire hose cabinets while Isara Condo Project has just dry chemical fire extinguishers. More than 1,000 units group, in City Villa Project is BOI. supported project, there is the better standard of project planning include open space, floor area ratio, and unit density, the larger floor area of standard unit type which has got from the BOI. qualifications, fire protection system found that there is fire alarm system and fire hose cabinets in City Villa Project while Theplila Condotown Project has just dry chemical fire extinguishers, for the other facilities in City Villa Project has the better standard of swimming pool and landscape garden, include the management in condominium of City Villa Project has a juristic person for 2 buildings while Theplila Condotown Project has a juristic person for 5 buildings. 2. Economy, society and living condition of the person who live in BOI. supported and non BOI. supported projects, they are the similar features include most of all have the age among 25-29 years old, in status, graduate on bachelor’s degree, employees in the private companies, families income are 12,001-15,000 bahts per month, member in condominium units are 1-2 persons, occupied by owner, a means of transportation are the bus and the times for going to works are among 30 minutes to an hour 3. Resident’s satisfaction in Prime Realty Ramkhamhaeng Project and City Villa Project which are BOI. supported projects have got the higher level of satisfaction in the most of all project factors than the residents in Isara Condo Project and Theplila Condotown Project which are non BOI. supported projects.
