Cleaning service is the business of selling cleaning services to clients by the experts with the most efficient methods and devices. Clients will receive the benefit of guaranteed sanitation without an investment in some of expensive equipments, or without any encumbrance in personnel management in this regard. Besides, clients can envisage accurate expenditures for their budget. From a study on twenty eight cleaning service companies sampling from forty two companies that render their services in the Bangkok Metropolitan area, fifty percent of these companies had started their incorporations during the past six to ten years. Not only they offer full range of cleaning services, but also sell cleaning equipments and apparatus as well as chemical cleaning fluid. Depending upon the clients’ demand, the cleaning services vary from one – time hired jobs to regular daily services under the long term contracts. The study also indicates that cleaning staff have their ages ranging from twenty one to thirty years old and have their education of Prathom VI at most. Staff remunerations may be paid either by monthly salaries or daily wages. Approximately 71.43 percent of cleaning service companies under this study are small sized companies, with staff of less than 100 persons. They are “ one man” owner, manager, supervisor, and controller. While larger sized companies, usually have staff ranging from 100 to 1,000 persons. These companies practice modern management with diversification of work units and decentralization of power of authority and responsibility. This thesis aims to study the general principles of the management of the cleaning service business in relation to the two significant assumptions : Assumption I : Number of cleaning staff plays major role in regulating the business survival of a cleaning service company. The study indicates that this assumption is null . Proficiency of the management team, efficiency and quality of the cleaning staff, and the degree of competition are most significant to the business survival. Assumption
II : Guarantee on the integrity of cleaning staff is the most important factor securing the clients, trust. The study proves this assumption. The management of the cleaning service companies have strongly emphasized on the integrity of their cleaning staff. Everyone is required to put deposit with or provide a personal guarantee to the employee. Companies with restrictive controlling measures, penal codes, and guarantee policies for any losses incurred on clients’ properties gain clients’ trust and confidence. Major problems of cleaning business are limited sources of working capital, personnel management problem of the relationship between foremen and cleaning staff, limited number or clients, and high degree of competition. To improve their financial positions, cleaning service companies should try to secure adequate credit lines from commercial banks and other financial institutions. The uses of funds and the repayability upon schedules should be emphasized. As regards the management of personnel, strict process of recruitment and tight control in supervision, and disciplines are recommended. The employees should be motivated to realize the significance of the quality of services. The cleaning service companies should co – operatively make advertising compaigns to bring about the public better understanding of cleaning service company as well as the economized maintenance of their properties. Besides, the cleaning service company must put its attentiveness in the quality of its services and must refrain from the price cutting competition. Though several problems are still existing, the entrepreneurs believe that cleaning service business will continue to grow in the future.
